  • I noted yesterday that I was seeing moisture in several different spots in my garage and not just near the outside walls. The first is inside the closet, one in the back rear corner, the other 5 foot in along rear wall. But there also is moisture under a stack of shingles to the right of the lift door. Although I have been told that gutters will reduce water around the building, I am hard pressed to see how water running off the front of the building is coming up in the middle.

    Hi Andy, the problem described in the previous letters is a water vapor drive issue.  It is simply the capillary system in the concrete allowing water to migrate to the interior.  This problem can be corrected, I would recommend an application of Deep Seal and then after 24 hours an additional Application of Failsafe Two.

  • Can our shortcrete pool shell be sealed?

  • How often do the sealers have to be applied to my pool deck?

    The Deep Seal application will last the life of the pool deck.  Whichever top sealer is applied that product will need to be re-applied at some point.  The Luster Max Plus is the product that we have recommended for your deck and will last three to five years.  If the Surface Seal is used I would recommend re-sealing every other year.

  • When does the Deep Seal need to be re-applied?

    The Deep Seal application is a permanent enhancement increasing strength, water and chemical resistance and will reduce maintenance cycles and keep everything cleaner between visits.  The Deep Seal application will never need to be repeated.

  • What does your company do?

  • What about limestone sealing for an outdoor space?

    One concern is that maintenance may be more than your customer may want to endure, but it can be done. We maintain a pool/entertainment complex for one of our customers who entertain often including catering the events. All of the limestone was sealed immediately after construction. To date, we have always been able to remove every stain but the property is sealed annually and cleaned several times a year, usually right before a function.   • Good morning Bob I need to know if there is a special additive that can be added to grout or mortar to help prevent the effervescence from coming out of the mortar or grout in a wet environment. What is the product and where can we get it.

    Hi, yes there is a product.


    As you know the efflorescence is coming from the un-used Portland / free alkali in the pool shell, PebbleTec, Plaster, thinset and grouts.  All of these problems can be addressed.

    Standard protocol for the pool companies using our products is for the pool shell to be enhanced with Deep Seal Plus.  The PebbleTec or Plaster sprayed with Deep Seal as soon as possible after placing. Efflorescence Reducer (ER) will be used in ALL Portland, thinset and grouts.  The unused Portland is either hydrated with the Deep Seal products after installation or hydrated by the use of the (ER) in the initial mix. In addition the capillary systems in these products is eliminated or greatly reduced.

  • Can ACON Deep Seal be applied to wet surfaces?

  • What coverage rate do I get with one gallon?

    There are approximately 200 square feet of coverage per gallon. However, some very porous poor quality concretes may require more product to enable the sufficient chemical reaction to achieve total results.   • Will one coat be sufficient?

    In the majority of cases, yes, it will be sufficient. However, it may require an additional coat where hydrostatic pressure is evident or on old concrete with unusually high moisture readings.   • Can I install on concrete that is less than 14 days old if I am forced to?

  • What is the moisture levels and age of concrete recommended before applying ACON Deep Seal?

    Concrete should be 14 days old, 7% or 85% RH.  If figures are out of this range.  Contact me for additional information and procedures.

  • Do I have to remove curing membranes?

    Yes, you do because the surface must have some porosity to allow penetration for our concrete and masonry sealing services in Atlanta, GA to work properly. Pour a little water on the surface to test for porosity.

  • Does treated concrete require special primers or Prep. before applying floor prep. materials?

  • What is the shelf life and can I reseal the pail for further use in the future?

    ACON Deep Seal has virtually an unlimited shelf life and comes in pails with re-sealable lids fitted with re-sealable and retractable spouts (5 gallon only) for easy dispensing.  The long shelf life allows for product to be kept on hand for convenience and just in case an unexpected moisture job comes up.

  • Does ACON Deep Seal require mixing and special clean up procedures?

    ACON Deep Seal is ready to use, no messy mixing or clean up required. Simply wash with water.

  • Is ACON Deep Seal safe to use?

  • What precautions if any should I take?

    As ACON Deep Seal is alkaline, like so many other products commonly used in the building industry such as wet concrete, cement mortar, cleaning chemicals etc. may cause some slight surface etching effect on glass or polished aluminum if allowed to dry before rinsing with water. Best to mask or protect from product drying on the surface. If contact is made wipe off with water and dry with clean cloth.

  • How long do I have to interrupt site access and how long before I can walk on the surface?

    Normally, the area is trafficable in one hour. Whereas most other systems are closed to foot traffic and general site access for 24 hours and in some cases 72 hours.

  • Will dropping tools etc. on the surface damage the moisture proofing ability?

    Unlike many other products that form a topical type membrane that if perforated, it basically renders the system ineffective, ACON Deep Seal penetrates deep inside the concrete matrix and allows drilling, nailing and surface damage to occur without affecting its moisture proofing performance.

  • Can I apply adhesives and leveling, repair mediums directly to concrete treated with Moisture- Fix?

    The unique formulation of ACON Deep Seal has been specifically designed to moisture proof concrete and at the same time achieve and maintain an approximate 2mm surface porosity to accept acrylic primers etc. that are commonly used in the flooring Industry. After the final sanding and vacuuming of ACON Deep Seal treated concrete has taken place, you will notice this porosity and the floor is ready to proceed with floor Prep etc. Although, there are many types of adhesives and leveling compounds/repair mediums that are used directly on the prepared surface, if the concrete is very dense (high quality) in surface and matrix make up, you would normally have to apply some leveling material to accept water borne hard set type of adhesives to allow moisture dissipation and correct tack times whether our material was used or not. In other words, on this type of concrete, because of the size and molecular shape of our material, it would normally penetrate and complete its purpose and after sanding and vacuuming to remove any contaminants that may have been purged, or some excess material that has dried on the surface, you would be left with the same dense surface you started with, which would require some surface prep as previously mentioned. In other words, it is not all about the effect of our product, but also the original density of the substrate.


    As mentioned previously, legally we cannot speak on behalf of other manufacturers and strongly suggest you contact the product manufacturers for their product recommendations for the required purpose, as there is so many different types of adhesives etc. manufactured for particular and specific uses.

  • How soon can I use the structure that's been treated or sealed?
